Villa Molunat

This is a family-owned seaside villa for divers who like their accommodation to leave room for the day’s own rhythm. You can make breakfast when you are ready, retreat to your apartment between outings, or take over the whole property when travelling with family or friends.

Nine self-catering apartments give the place a smaller-scale feel than a conventional hotel. The setting is quiet, with pine and olive trees around the bay, and the private beach and swimming pool keep the essential holiday equipment close at hand. English is spoken by the hotel team, so arranging the practical details of your stay is straightforward.

Families are well catered for, with children’s equipment available on request and the option to combine apartments for larger groups. Couples and groups of friends also have the flexibility to book individual apartments or the entire villa for greater privacy.

Villa Molunat sits on the shoreline of Molunat, in the Konavle region at the southern end of the Dubrovnik Riviera. The property is in a sheltered bay, with pine and olive groves behind it and the Adriatic directly ahead. The beach is private and reached by a short walk down to the sea.

You are 20 km from Dubrovnik Airport and 30 km from Tivat Airport in Montenegro. Dubrovnik itself is 40 km away, making the villa a useful base if you want some historic-city time without sleeping in the city every night.

The location also puts you between Dubrovnik and the Bay of Kotor, with the coastal and mountain landscapes of Konavle around you. The main E65 road is close by, while a local road leads into Molunat. A public bus runs between Dubrovnik and Molunat three times daily and stops at the airport.

The accommodation is built around self-catering apartments rather than hotel rooms, so you get a proper living space and a fully equipped kitchen alongside the bedroom. That matters when a dive schedule starts early, finishes late, or simply refuses to match restaurant hours. Each apartment also has a bathroom with a bath, a separate lavatory and a sea-view balcony with a spacious terrace.

Air conditioning helps take the edge off hot Adriatic evenings, while satellite TV and Wi-Fi give you something to do when the weather changes or your legs have had enough sightseeing. A safe deposit box is included too. Welcome packs are provided, which saves you from beginning the stay with an immediate shopping expedition.

The apartments work for couples, families and small groups, and they can be combined when more space is needed. You can also rent the whole villa, turning the nine-apartment layout into a private base for a larger party. Children’s plates, bowls, cutlery, footstools, a high chair and a travel cot are available on request, with pool toys for younger guests.

The standard arrangement is accommodation only, with kitchens in every apartment so you can manage meals around diving, boat trips and the occasional late return. Breakfast and a barbecue can be arranged on request, which gives you a useful option when you want food on site without committing to a fixed hotel timetable.

For something more local, traditional home-cooked meals can be booked on small family farms. The surrounding Konavle region is also wine country, with family-run wineries offering tastings. That is a more interesting way to spend an afternoon than arguing over a minibar, and it gives you a reason to explore beyond the bay.

For a proper meal out, Konavoski dvori is recommended in the area. It occupies an old mill on the River Ljuta and serves traditional specialities. The villa also has an outdoor barbecue area, so an evening meal can stay close to the sea rather than turning into a formal expedition.

The private swimming pool comes with a lounging area and enough depth for proper swimming rather than just standing in it with a drink. With only nine apartments around the property, the pool is suited to a quieter afternoon, whether you are stretching out after an active morning or keeping younger travellers occupied with the available pool toys.

The private beach is close to the villa, with clear water and plenty of marine life for snorkelling straight from shore. You may spot fish and starfish in the sheltered bay without needing to organise a boat, carry a timetable or put on anything more technical than a mask and fins. Kayaking, boat trips to nearby islands and equipment hire add a little range when you want to get out on the water.

On land, bicycles, horse riding along the sea path and quad or ATV outings offer ways to see more of Konavle. Guided excursions can take you to Dubrovnik, Kotor, Mostar, Ston and the Pelješac peninsula, while local adventure parks offer ziplining, archery, hiking, giant swings, paintball and climbing. Wine tastings, a visit to the fourteenth-century Sokol Tower and a scenic train ride through the vineyards around Ljuta keep the non-diving days from becoming a long queue for the pool.

Check-in is from 16:00 and check-out is by 10:00. Early arrival and late departure can be arranged on request. Airport transfers are available on request, and car hire can also be arranged. A private transfer is recommended for the easiest arrival, while taxis are available from the airports.

Dubrovnik Airport is about 20 km away, with Tivat Airport around 30 km from the villa. If you are driving, the nearby E65 makes the approach manageable before the local road takes you into Molunat. The Dubrovnik–Molunat bus, operated by Libertas Dubrovnik, runs three times daily and takes about 45 minutes, with a stop at the airport.

Wi-Fi is free throughout the property and parking is free. A concierge service, luggage arrangements and a reception safe are available, and the villa can organise car hire and small-party event management. Smoking is allowed on terraces and balconies, and the property is smoke-free indoors. Pets are not accepted.

The villa sits among pine and olive groves on the shoreline of a sheltered Mediterranean bay, with the private beach and clear water directly part of the setting. The scale is deliberately small, with nine apartments rather than a large resort complex.
