Kokkinos Villas is a small, family-run property with ten rooms, built around sea views, terraces and the particular drama of southern Santorini.

The family behind the property is available around the clock for travel arrangements and local recommendations. That makes this a sensible base if you want your hotel to help shape the days between swims, walks and boat trips, rather than simply hand you a key and point towards the road.

Couples have the caldera views and outdoor hot-tub rooms to consider, while families can choose accommodation designed for up to four guests. The mood is more villa than large resort: a place for returning to a sea-facing terrace, finding a drink, and letting the island do the talking.

You are in Akrotiri, in the south of Santorini, on a seafront site with the black-sand beach about 50 metres away. Caldera Beach is close by too, with the volcano and cliffs providing the scenery; Akrotiri Beach is about 1 mile away and Red Beach about 1.5 miles.

The location puts you near the older, less postcard-polished side of the island. The Archaeological Site of Akrotiri is roughly 1 mile away, while the prehistoric settlement and related historic sites are within a similar walking range. The lighthouse, castle and village surroundings give you something to investigate when the sea is off the agenda.

Santorini International Airport is about 4.7 miles away. Fira’s central bus station is around 4.3 miles away, and the wider town centre is roughly 6.2 miles from the property, so a car or arranged transfer is useful when you want to range further across the island.

The main decision is not simply how many people sleep in the room; it is how much of your evening you want to spend looking at the caldera. The sea-and-volcano view runs through the accommodation, with balconies, terraces or outdoor space making it easy to sit down before dinner and watch the light change over the cliffs.

For two, the standard double room keeps things straightforward, while the superior double room adds an outdoor hot tub to the same volcanic panorama. A junior suite gives a couple more room to spread out, or gives a small family a more workable arrangement. For four guests, the two-bedroom suite, family room and larger suites make more sense than trying to organise everybody around one double bed. The family room uses a king-size bed and two single beds; the triple room combines a king-size bed with a single bed.

Air conditioning matters on a Greek island, particularly when you return warm, salty and ready to stop moving. The rooms also have private bathrooms, wardrobes, hairdryers, towels, slippers and extra-long beds. An on-site coffee house and snack bar cover the less formal moments, while room service operates with limited hours. Vegetarian and vegan choices are part of the restaurant’s offer, not a special expedition for the kitchen.

The main pool is outdoors, unheated and open to adults and children, with sea views from the water. Sun loungers, beach chairs, umbrellas and pool or beach towels let you make a proper afternoon of doing very little. After a demanding morning, that is not laziness; it is basic maintenance.

When you want movement without another timetable, cycling and hiking are available, and the hotel can arrange cultural excursions. Listed outings include the volcano, the hot springs and an Oia sunset. Snorkelling, kayaking, paddleboarding and boat excursions are also available in the surrounding area, with equipment rental offered.

For slower recovery, massages include full-body, couples, back, neck, head, hand and foot treatments.
